Here is a picture of a bad flange seal. You can see how it would just let rain water leak in your home. By checking these for damage it could save you alot of money and time later. Let me know if you have any questions.

You are correct about saving money! If you ever think about changing insurance companies most likely you will be denied coverage until a repair has been completed, or a full roof replacement! If you do replace your roof, or you have a newer roof, it is a great time to shop for new insurance. Most companies give a substantial savings for roofs in excellent condition!
